Metro Detroit Flat Fee MLS means More Exposure A huge benefit of a Flat Fee MLS listing is that it allows you the option to sell your own home without owing any commissions! If, however, you are not proactively marketing your home on a “By-Owner” basis, then you are essentially forfeiting that benefit. The graphic below illustrates the “typical” for sale by owner marketing plan consisting of a yard sign and a few newspaper ads. We all know how well this works, and when compared to the Realtor marketing plan, we can clearly see why the Realtor’s plan (although expensive) generally works better. Before agreeing to a 3% buyers agent commission, consider a feature packed “By-Owner” marketing system that delivers maximum exposure as well as maximum savings to you.
This means: YOU WILL PROBABLY NEED TO LOWER YOUR PRICE IN ORDER TO SELL. With values down, one cannot simply add $15,000 to the asking price to cover the commissions (or even a greater portion of it) and actually expect to sell it. RULE: Nothing Sells Real Estate Like Price (based on condition). Phase I: In order to bring the price down, let’s restructure the deal and substitute the $15,000 Realtor marketing system with a feature packed “By-Owner” marketing system for about $895 (and the paperwork’s included)! You now have excellent exposure, plus you’ve just freed up $14,105 that can be used in part or in whole towards a price reduction that the market is demanding. The combination of proper exposure, plus the ability to attractively price your home assures that your home will be seen by the largest audience (affordable to more buyers) and will be the best value and most logical choice for buyers in your neighborhood. (NOTE: Homes are taking longer to sell. Be realistic and allow enough time for this or any program to work). Phase II: If, at any time, you feel you need additional exposure, add the Metro Detroit Flat Fee MLS. You are still marketing “By-Owner” and taking advantage of your ability to sell on your own, plus you now have the exposure of your local MLS and Realtor.com.
